Application Process 

Approval Requirements 
  • Minimum credit score of 600 with no evictions or active bankruptcies.

  • Combined gross monthly income of 3x the monthly rent. 

How To Apply

Send us an email at hannahshometeam@gmail.com with:

  • The address of the property you are applying for

  • The first name, last name, and emails of all occupants 18+


Please note:

  • Each occupant 18+ will need to complete their own application. 

  • Application fee is $65/person 

Pets

For anyone applying with an animal (Pets and Service/ESA animals included), you must complete the pet application using the link above. This is where you will upload information about your animal(s), photo, vaccination records, etc.  
 

  • Application fee is $25/pet.

  • If approved, pet rent is $25/pet/month.  

  • There is no charge for a service/assistance animal

Documentation Required

Once you submit your application using the link provided above, you will need to email all supporting documentation to hannahshometeam@gmail.com. The documents are listed as follows: 
 

  • Photo ID for all occupants 18+ 

  • Proof of income 

  • Last 3 months pay stubs  

    • May use last years tax returns in January only 

    • May submit documentation from the IRS showing monthly pension/retirement 

    • Other forms may be considered on a case by case basis 

  • Employment verification (We will obtain this) 

  • Landlord/Rental Verification (We will obtain this) 

Once Approved

Hooray, you're approved! In order to secure the property, the following will need to be completed within 72 hours:
 

  • Respond to Congratulations email confirming all information looks correct 

  • Pay Security deposit to Florida Homes Realty & Mortgage Property Management 

    • Standard deposit is 120% of one months rent 

    • Must be certified funds and not combined with any other payment 

    • Deliver to 9191 R G Skinner Pkwy, Ste 102, Jacksonville, FL 32256  

    • Be sure to include property address in Memo 

  • ​Sign Lease

  • Procure Renters insurance listing Florida Homes Realty & Mortgage Property Management as additional insured and send the Dec page as proof via email

  • Pay initial move-in fees as listed in Congratulations email

    • ​This payment can be made via your tenant portal

    • If move-in is less than 10 days away, certified funds will need to be delivered

  • ​Provide proof that utilities have been scheduled to be turned on in your name beginning the first day of the lease: water/electricity/gas
