Hello everyone!
We hope you’re staying cool in this Florida heat. With summer in full swing and hurricane season ramping up, we’ve got a couple of important reminders and tips to help keep your home comfortable and safe this season.
Keep Your AC Running Smoothly ❄️

With the hot Florida weather, your air conditioner is working hard. A little routine care can go a long way toward preventing breakdowns and costly repairs.
1. Change Your Air Filter Monthly
Swap out your AC filter at least once a month. A clean filter helps your system cool more efficiently, keeps energy bills lower, and improves your air quality.
2. Pour Vinegar in Your AC Drain Line
Flushing your drain line is a simple step that can prevent clogs and help you avoid service charges. Tenants are responsible for flushing the AC drain line regularly to help prevent AC Issues from arising.
Step 1. Turn off your air conditioner. Turn the system off at the thermostat as well as at the breaker.
Step 2. Locate your condensate drain line. Your drain line is a PVC pipe located near your interior unit.
Step 3. Identify the access point on the drain line. Most drain lines will have a T-shaped vent tee with a cover or cap. Remove the cap at the top of the drain and inspect for blockage.
Step 4. Flush with distilled vinegar. Add ¼ cup of distilled vinegar to the drain line through the opening where the cap was removed. It’s recommended you use regular distilled white vinegar, as the increased acidity boosts its cleaning properties. If you find the smell of vinegar foul, you can also use peroxide or hot water and a dash of dish soap.
Step 5. Let the solution sit for 30 minutes. Flush the pipe out with water to ensure everything is flowing freely and operating as it should.
Step 6. Repeat each month. Kill any harmful bacteria or buildup and make sure your system continues to operate at peak performance by cleaning your drain line every 30 days.
Preparing for Hurricane Season 🌀

Living in Florida means being storm-ready is a must. Here are some tips to help you prepare:
For Your Home:
Bring in or secure outdoor furniture, plants, and decorations.
Keep flashlights, batteries, and bottled water on hand.
For Your Safety & Comfort:
Put together a small emergency kit: medications, snacks, and important documents in a waterproof bag. (Don't forget your pets!)
Charge phones, power banks, and other electronics before a storm hits.
Keep gas tanks at least half full in case of evacuation.

14 fl oz Condensed Milk
1 Tsp Vanilla Extract
1/2 Tsp Almond Extract
2/3 Cup All-Purpose Flour
